When you’re planning to relocate, knowing what to expect can make all the difference in ensuring a seamless transition.
 

A real estate appraisal is just one part of the process.

If you are like me, I would want a list of what to do and what to expect during this big move.

In this post, I’ll share practical advice to help you plan your move and settle into your new home with ease.

This post is all about the simple tips you’ll want to know during a relocation.

What Drives Homeowners to Relocate?

Like countless others, you might be planning to move to a new house in a new location.

Or maybe you are a realtor who is helping your client move to a new home.

Many homeowners relocate for personal reasons, and here are some key motivations that may apply to you:

  • Job Transfer and Career Growth: Relocating for a job is common, as many individuals seek to expand career opportunities. This transition often presents new responsibilities and options for professional advancement, including better titles and increased salaries.
  • Family Considerations: Many people relocate closer to family to support aging parents, provide childcare support, or spend more time with loved ones. This allows stronger family connections and foster a supportive environment.
  • Lower Cost of Living: Homeowners often move to a more affordable area to save on expenses like housing, groceries, and utilities. This shift eases financial strain and makes it possible to enjoy a comfortable lifestyle while maintaining financial stability.
  • Improved Quality of Life: Some individuals move to seek an improved quality of life. Usually, in search of better recreational activities, safer environment, or access to hobbies and community events.
  • Educational Opportunities: In some cases, families relocate to ensure their children have access to top-rated schools or universities. This provides better educational opportunities and future career advancements.

Relocation Appraisal Basics

Preparing for a move can feel daunting, but it doesn’t have to be!

By taking a few simple steps, you can streamline the process and make everything go more smoothly.

The first thing you will want to do is find out the market value of your current home so that you will be making informed decisions.

If you are going through a relocation company there are typically 2-3 real estate appraisers involved in this process.

The good news is that you get to choose at least one of those appraisers.

Be sure the appraisal appointments are set up for different days / times.

And, I always encourage the homeowner to provide the relo appraiser with any information they feel is relevant to the property value.

The relo company will compare the first two appraisals and then decide if they want a third opinion of market value.

Here are appraisal tips to be prepared for the appraiser.


Getting Ready to Move: Essential Preparations
 

Let’s explore some key preparations to help you get ready for your relocation.

What I am about to share with you has nothing to do with appraisal or house value.

But I think these tips will help you to make decisions about your move to a new neighborhood.

1. Research Your New Area / Neighborhood

Start by learning about the place you’re moving to (my advice would be to also consult a local realtor). Here are some things to consider:

  • Neighborhoods: Look into different neighborhoods to find one that suits your lifestyle. Consider factors like safety, schools, and amenities.
  • Local Services: Check for essential services like grocery stores, hospitals, and public transportation.
  • Community Vibe: Check out local activities and events, such as festivals or sports games. These will help you understand the area’s social values.
  • Schools: If you have children, look into the quality of local schools. Research ratings, extracurricular activities, and the overall school environment. 

2. Create a Moving Plan

Having a clear plan is key. Here’s how to structure it:

  • Timeline: Set a timeline with important dates. When will you start packing? When is your moving day? Having a clear schedule can keep you on track.
  • Budget: Outline your moving budget. Include costs that your relo company is not paying for like: hiring movers, packing supplies, and any new items you might need.  
  • Packing List: Make a list of items you want to take with you. This will help you stay organized and ensure you don’t forget anything important. 

3. Sort and Declutter Your Home

Before you start packing, take some time to sort through your belongings: 

  • Keep: Items you use regularly and really need. 
  • Donate: Donate clothes, furniture, or other items that you don’t use regularly but are in good condition. This can lighten your load and help others in need. 
  • Discard: Get rid of broken or unusable items. A decluttered home will make your move easier. 

4. Hire Movers or Plan a DIY Move

Decide how you’ll transport your belongings: 

  • Hiring Professionals: Consider hiring a moving company if your budget allows. They can handle the heavy lifting and transportation, making the process less stressful. 
  • DIY Moving: If you’re on a tighter budget, a DIY move is an option. Renting a truck and enlisting help from friends or family can save money, but be prepared for the extra work. 
  • Professionals + DIY Moving: My brother did this when he moved and he said it was the best of both worlds. Rent a moving truck and hire professionals to load it. Drive it to your new home and hire professionals to unload the truck.  

5. Notify Important Contacts

Make sure to inform essential services and contacts about your move: 

  • Utilities: Schedule disconnection and reconnection of services like water, electricity, and internet to ensure everything is set up when you arrive. 
  • Bank: Update your address with your bank to avoid any issues with statements or important documents. 
  • Family and Friends: Let loved ones know your new address to keep them updated and connected. 

6. Prepare for Moving Day

As moving day approaches, here are some final preparations: 

  • Pack Essentials Separately: Set aside a box of essential items you’ll need right away, like toiletries, clothes, and important documents. 
  • Label Boxes: Clearly label your boxes to make unpacking easier. Include the room they belong in and a brief description of the contents. 
  • Confirm Arrangements: Double-check all moving arrangements, including the arrival time of movers or rental trucks. 

Embracing Your New Home: Settling In After Relocation

Now that you’ve arrived at your new place, it’s time to transform that house into your cozy home. Here are some helpful tips to ensure a smooth settling-in process:

1. Unpack Strategically

Start by focusing on the essentials: 

  • Bedroom: Setting up your bed should be a top priority. A comfortable sleeping space helps you recharge and feel at home quickly.
  • Kitchen: Unpack your pots, pans, and dishes. A functional kitchen is crucial for day-to-day living and makes settling in much easier. 

Familiarize yourself with your new space after moving in.

A floorplan of your house can help you buy and arrange furniture or plan renovations effectively. A real estate appraiser can provide accurate measurements.

2. Explore Your New Community

Getting to know your new area is an adventure. Here are some ways to dive in:

  • Local Restaurants: Sample the local cuisine by trying out nearby restaurants.
  • Parks: Visit local parks to enjoy nature and find spots for recreation or relaxation. Parks are great places for family outings and making new memories.
  • Community Events: Look for local events or festivals. Engaging in community events fosters friendships, and builds a support network in your new area.

3. Connect with Neighbors

Building relationships in your new area can enhance your sense of belonging. Consider these steps:

  • Introduce Yourself: A friendly hello can go a long way in opening the door to new friendships. Don’t hesitate to reach out.

4. Find Essential Services

You’ll need local services to make your new life easier. Here are some essentials to look for:

  • Healthcare Providers: Research doctors and dentists in your area. Check reviews and ask neighbors for recommendations to find reliable healthcare.
  • Grocery Stores: Familiarize yourself with grocery options. Knowing where to shop for food is vital for your daily routine, so explore local stores for the best deals.
  • Transportation: If you’ve moved to a new city, learn about public transit options. Understanding local transportation can simplify your daily commutes and outings.
     

Post-Relocation Checklist: Other Things To Consider

  • Establish a Routine: Creating a daily schedule can help you feel more settled and provide structure to your new life.
  • Personalize Your Space: Decorate your home with personal touches, such as photos or artwork, to make it feel truly yours.
  • Review Your Finances: Assess your budget and expenses in your new location, considering any changes in cost of living.
  • Update Legal Documents: If applicable, update your driver’s license, vehicle registration, and other legal documents to reflect your new address.
  • Take Care of Yourself: Prioritize your well-being by exploring local health and wellness options, such as gyms, spa, or fitness classes.

Relocation can be a big adventure, filled with opportunities and challenges. Remember that adjusting to a new home takes time. Be patient with yourself as you settle in.
